I have created a Real Estate Transaction Management Block in Airtable and I am looking to also utilize it as a CRM, as most of the data is the same. I found it easier to create a separate tab within the same Block to avoid transferring all of that data. It is currently working pretty well but, I am having 2 issues that I can’t seem to figure out.

For clients that have multiple transactions I cannot figure out a way for it to only pull/display data from the most recent transaction for items like Purchase Anniversary and Mailing Address.

We like to send out Birthday, Anniversary and Sale Anniversary cards in the respective months. In Excel I can use the MONTH Function to filter out all Birthday’s/Anniversaries that are happening within the month regardless of year. In Airtable it seems I cannot do this unless I create an OR Filter for that month for every year.
Any help with either of these issues would be greatly appreciated.
